Housing proposals for land in Trimsaran with three mine shafts and a high-pressure gas pipe on it have been scaled back.
The site, off Trilwm and Cae Linda, near Trimsaran Community Primary School, has outline planning approval for 79 houses but has since been acquired by a company called QDTS Properties Ltd.
The land has been re-evaluated – and the public is now being consulted on proposals for 44 two, three and four-bedroom houses, including nine affordable two-bedroom ones. Access from the main road – Heol Llanelli – would be via Cae Linda, and all the properties would have a driveway.
The proposed development would include green spaces, come with a landscaping plan, and adhere to a building exclusion zone surrounding the mine shafts and an easement either side of the gas pipe. A preliminary ecological assessment on the developer’s behalf said the proposal would “impact further on grassland habitats of ecological interest”.
Trimsaran councillor Kim Broom said housing had been proposed for the site for a number of years, and that the previous plans had prompted objections due to the number of properties outlined. “There was a strong feeling locally that it was too many,” she said.
Cllr Broom said Trimsaran Community Council was due to discuss the new 44-home proposal at a meeting on Monday, October 23, and that she felt the developer would need to address surface water overflow issues at the site. She added that people needed homes to live in, especially affordable ones. Trimsaran’s population is currently around 2,200.
A company called Asbri Planning is undertaking the public consultation, which ends of November 8, on behalf of a company called UKPI (Trimsaran) Ltd. Asbri Planning said UKPI (Trimsaran) Ltd intended to submit a full planning application to Carmarthenshire Council for the 44 homes after the consultation.
