6. Registration: Once the deed is signed, the property must be registered at the Land Registry to formalise ownership.

Many buyers complete these steps remotely using a Power of Attorney, though many still travel to Spain during the process.

Costs and Taxes to Budget For

Spain property sales include several taxes and fees beyond the sale price. Typical costs are broadly 10–15% of the purchase price, although this varies by region and property type.

Purchase Taxes:

  • Resale property: Transfer Tax (ITP) usually around 6–10%, depending on location.

  • New-build homes: VAT (IVA) at 10% plus stamp duty of about 0.5–1.5%.

Other Fees:

  • Lawyer, notary, and registry fees can add several thousand euros to the cost.

Ongoing Taxes:

  • Annual property tax (IBI) is charged locally and varies widely across jurisdictions.
