SCALED-DOWN plans for a residential development in Trimsaran including some affordable homes have been submitted to Carmarthenshire Council.

A company called QDTS Properties Ltd wants to build 44 two, three and four-bedroom homes off Cae Linda and Trilwym, with access to the site via Cae Linda.

The land has been allocated for housing under the council’s development plan and outline planning permission for 79 homes was in place when QDTS Properties Ltd acquired the site.

A design and access statement submitted as part of an application to the council said the scheme needed to be re-evaluated due to the presence of three former mine shafts, which can’t be built on. The sloping site also has a gas main and sewer running through parts of it, which also can’t be built on.

The design statement added: “QDTS and the design team also identified an opportunity to offer an improved quality of design of both the houses and the site.”

The estate would include nine affordable two-bedroom homes, a green space, and a three-metre “ecological buffer” along the southern boundary.

A pre-application consultation ahead of the plans being submitted led to three responses, which were described as neither objecting or in support. The responses raised questions about drainage and surface water run-off and whether roads and pavements would be completed before the houses were built. Trimaran Community Council asked if a legal agreement between the developer and county council as part of any planning consent could provide funding for a play area in the main park and a contribution to the miners’ welfare hall. It also called for the application to be determined by Carmarthenshire’s planning committee.

The council’s education department has requested a £38,000 developer contribution, while the Coal Authority said it didn’t object subject to a planning condition to ensure further investigation to identify the extent of a mine adit – or opening. Planning officers are assessing the application.
